How Today’s Housing Market Differs From Before the 2008 Crash

How Today's, Housing Market Differs , From Before the 2008 Crash. High mortgage rates, record inflation and soaring house prices have all contributed to fears that the housing market is heading for a crash. 'Newsweek' reports that there are some important differences between the current market and the market heading into the 2008 housing crisis. According to some experts, one of the main differences is current underwriting standards. . During the crisis, there was minimal verification of a borrower's income which led to the prevalence of stated income loans, Ryan O'Loughlin, senior director in Fitch Ratings' RMBS group, via 'Newsweek'. In today's environment, the verification of the actual income and assets is much more rigorous and has to maintain certain thresholds, Ryan O'Loughlin, senior director in Fitch Ratings' RMBS group, via 'Newsweek'. According to 'Newsweek,' another major contributing factor to the 2008 crash was "teaser rates.". During the GFC [Great Financial Crisis], borrowers typically had a much lower payment for the first number of pay periods and then had the payment reset to a higher value, Ryan O'Loughlin, senior director in Fitch Ratings' RMBS group, via 'Newsweek'. This could have been done through interest-only features or artificially low initial interest rates, Ryan O'Loughlin, senior director in Fitch Ratings' RMBS group, via 'Newsweek'. 'Newsweek' reports that a third difference is that there is now a "record amount" of equity in the market due to substantial gains in home prices. The amount of borrower equity during the GFC was substantially less than today and when borrowers defaulted, there were forced sales and massive losses, Ryan O'Loughlin, senior director in Fitch Ratings' RMBS group, via 'Newsweek'

It is the most damage recorded in a single season in the 75 years that surveys have been taken of the area. . NBC reports the widespread die-off of firs illustrates how drought is reshaping Western landscapes amid extreme heat conditions. According to researchers, more drought-hardy species of firs could be used to repopulate dead areas, reshaping the local the ecosystem. When I looked at it and crunched the numbers, it was almost twice as bad as far as acres impacted than anything we had previously documented. Nature is selecting which trees get to be where during the drought, Danny DePinte, Aerial survey program manager for the U.S. Forest Service, via NBC. According to scientists, a number of factors are contributing to widespread die-offs in Oregon, but many view droughts as the primary cause. . There are multiple factors at play here. One of the things most of us agree on: The primary factor we have going on here is hot drought, Danny DePinte, Aerial survey program manager for the U.S. Forest Service, via NBC. According to the U.S. Drought Monitor, almost half of Oregon is experiencing severe, extreme or exceptional droughts, with eastern Oregon the most impacted.

Oldest Known DNA Discovered in Greenland

Oldest Known DNA , Discovered in Greenland . 'The Independent' reports that scientists have discovered the oldest known DNA, capturing a glimpse of life 2 million years ago in Greenland. . 'The Independent' reports that scientists have discovered the oldest known DNA, capturing a glimpse of life 2 million years ago in Greenland. . The study opens the door into a past that has basically been lost, Kurt Kjær, lead study author, geologist and glacier expert at the University of Copenhagen, via 'The Independent'. Researchers used environmental DNA (eDNA) found in soil samples which contains genetic material that organisms left behind. According to senior author Eske Willerslev, a geneticist at the University of Cambridge, researchers were able to extract genetic information from the small, damaged fragments of DNA. The samples were found in a sediment deposit called the Kap København formation in Peary Land. The DNA suggests that Arctic plants, like birch trees and willow shrubs, grew in the area alongside other plants that usually prefer warmer climates, like firs and cedars. Researchers also found traces of animal life including geese, hares, reindeer, lemmings and even the mastodon, an extinct species that was a cross between an elephant and a mammoth. According to Willerslev, these plants and animals existed at a time of dramatic climate change, and their DNA could hold the key to helping us adapt to current global warming. Love Dalen, a researcher in evolutionary genomics at Stockholm University, says that ancient DNA research will continue to push deeper into the past. . I wouldn’t be surprised if you can go at least one or perhaps a few million years further back, assuming you can find the right samples, Love Dalen, a researcher in evolutionary genomics at Stockholm University, via 'The Independent'

Missile attack on Poland ‘likely caused’ by Ukraine air defence system in error: NATO Chief

NATO Secretary-General Jens Stoltenberg has addressed the incident, which saw two missiles strike a village in eastern Poland on Tuesday, local time. The Polish government initially confirmed the missiles were “Russian made” and summoned an ambassador from Moscow to provide an explanation. Russia bears the ultimate responsibility as it continues its illegal war against Ukraine,” Mr Stoltenberg added.
